Agreement to Terms

By engaging Thema Contractors for renovation services or using our website, you agree to be bound by these Terms of Service. If you disagree with any part of these terms, you may not use our services.

Services

Thema Contractors provides renovation and construction services including but not limited to:

• Complete apartment and house renovations
• Bathroom and kitchen renovations
• Balcony and terrace work
• Painting, plastering, and flooring
• Electrical and plumbing work (through licensed professionals)
• Building permit assistance

Quotes and Contracts

Quote Process

• Initial quotes are provided after site visit and assessment
• Quotes are valid for 30 days from issue date
• Final pricing may vary if project scope changes or unforeseen conditions arise
• Material prices are subject to availability and market conditions

Written Agreements

All projects require a signed written contract specifying scope of work, timeline, payment terms, and materials. Verbal agreements are not binding.

Payment Terms

• Deposit: 30% required upon contract signing
• Progress Payments: Due at specified milestones as outlined in contract
• Final Payment: Due upon project completion and your approval
• Late Payments: May incur interest charges and delay project completion
• Payment Methods: Bank transfer, cash, or approved payment methods

Project Timeline

• Timelines are estimates and subject to change due to unforeseen circumstances
• Delays may occur due to permit processing, material availability, or weather conditions
• We will communicate any anticipated delays promptly
• Client-requested changes may extend the timeline

Client Responsibilities

As the client, you agree to:

• Provide accurate property information and access
• Obtain necessary building management approvals
• Make timely payments according to contract terms
• Notify us promptly of any concerns or issues
• Ensure property is cleared of personal items in work areas
• Maintain communication and respond to requests in a timely manner

Changes and Modifications

Any changes to the agreed scope of work must be:

• Requested in writing
• Approved by both parties
• Documented with revised pricing and timeline
• Subject to additional charges for materials and labor

Warranty

We provide:

• Workmanship Warranty: 2 years on our construction work
• Material Warranties: As provided by manufacturers
• Exclusions: Damage from normal wear, misuse, alterations by others, or natural disasters

Permits and Compliance

We assist with building permits but cannot guarantee approval. Permit fees are separate from renovation costs. All work complies with Greek building codes and regulations. We use licensed professionals for electrical, plumbing, and structural work as required by law.

Cancellation

By Client

• Before work begins: Deposit minus administrative costs (€500) is refundable
• After work begins: Client is responsible for work completed and materials ordered
• Written notice required

By Thema Contractors

We reserve the right to cancel or suspend work for non-payment, safety concerns, or breach of contract terms.

Liability and Insurance

We maintain appropriate liability insurance for our work. We are not responsible for pre-existing conditions, hidden defects discovered during work, or damage caused by client-supplied materials or third parties.

Dispute Resolution

Any disputes will first be addressed through good-faith negotiation. If resolution cannot be reached, disputes shall be resolved in the courts of Athens, Greece, under Greek law.

Intellectual Property

We retain the right to photograph completed projects for marketing purposes unless you request otherwise in writing. Technical drawings and specifications remain our property.

Force Majeure

We are not liable for delays or failure to perform due to circumstances beyond our control, including natural disasters, strikes, government actions, or material shortages.

Changes to Terms

We reserve the right to modify these terms at any time. Changes apply to new contracts signed after the modification date. Existing contracts remain under their original terms.
